stub zone causing mail delivery issues

Ok are splitting off a part of our company from a sale and the other side setup an AD domain example.com which I had to create stub zones between ours and theirs for a trust relationship. The issue is they have an outside provider now for email to example.com. Once the stub zone was put in place I have had message delivery delayed issues forwarding mail off to their outside provider. Remove the stub and mail moves on. I then added a MX record in their dns for their mail provider just as it is on the outside mail seems to flow at times but then it will seem to back up again.

Any ideas?

451 4.4.0 Primary target IP address responded with: "421 4.2.1 Unable to connect."

If I look at message errors:
400 4.4.7 Message delayed
